Cracks Are the Symptom, Not the Leak
Stucco is a water-shedding surface over a system that is meant to handle what gets through. When it leaks, both have failed.

Coating over cracks does not stop water
The standard response to a leaking stucco wall is to fill the visible cracks and apply an elastomeric coating. If the water is entering at a window perimeter, a penetration or a failed transition, that treatment covers everything except the actual path — and the building leaks again at the next storm.
What actually has to be checked
- Whether the stucco has delaminated, which sounding reveals.
- Window and door perimeters, the most common entry path.
- Penetrations — vents, conduits, brackets, signage fixings.
- Transitions to roof, balcony and other materials.
- Whether there is a functioning drainage plane behind the stucco.
Stucco cracks are information, not damage
Almost every stucco wall in Florida has cracks and most of them are meaningless. Stucco is a cement product on a building that moves, so hairline cracking is expected behavior rather than failure. The mistake runs in both directions: boards panic about cosmetic cracking, and boards ignore the specific patterns that indicate something structural underneath.
What the pattern tells you matters more than the crack. Cracking that follows a consistent direction at openings, that steps diagonally, that is wide enough to admit water, or that comes with rust staining or spalling is reporting a condition behind the surface — commonly corroding reinforcement, which expands as it corrodes and pushes the concrete apart. Coating over that hides the report and continues the process underneath, which is why a coating applied without investigation is frequently the most expensive decision on this list.

Sound the wall rather than looking at it. Delaminated stucco sounds hollow and looks identical to sound stucco, and the delaminated area is routinely several times larger than the cracking anybody can see.
