We test before we scope
Water enters an envelope somewhere other than where it appears inside, and the distance is frequently stories. Applying sealant to the nearest visible crack is the standard response, it works about as often as chance, and it is why buildings get repaired two and three times.
The failure is at the transitions
Fields of wall, roof and glazing rarely fail. What fails is where one system meets another — window perimeters, parapets, roof-to-wall, penetrations and terminations. Judge any envelope proposal by how it details those, not by the product it specifies.
A warranty is not a repair strategy
Manufacturer warranties cover material defects and exclude installation, design and pre-existing conditions, which is where nearly all envelope failures come from. A building owner relying on a warranty usually finds that out at the claim.
We will tell you it needs replacing, not repairing
Some envelopes are past the point where repair makes sense, and continuing to patch is the most expensive path available. Saying so costs us the repair work and it is the honest answer.

Common questions
- Why does the same leak keep coming back?
- Usually because the repair was aimed at where the water appeared rather than where it entered. A competent repair in the wrong place still leaks.
- Where do commercial roofs actually leak?
- Penetrations, drains, parapets and terminations. Almost never the field of the membrane.
- Will an elastomeric coating stop my stucco leak?
- Only if the entry path was found and fixed first. Over an unresolved path it hides the problem for a season.
- Why does adding sealant to a curtain wall make it worse?
- Curtain walls are drained systems. Sealing the weeps turns one into a bucket.
- Do you water test after repairing?
- Yes. Waiting for the next storm means months lost if the repair did not work.
- Does our roof warranty cover leaks?
- Generally material defects only. Installation error, design deficiency and ponding water are commonly excluded — which is where most failures come from.
- What is the cheapest maintenance we can do?
- Clear the roof drains twice a year. Ponding shortens roof life and voids many warranties.
- When should we replace rather than repair?
- When leaks appear in new locations, repairs hold for months rather than years, and deterioration is general rather than at identifiable points.
