Why does the same leak return?
The repair was aimed at where water appeared, not where it entered.
Where do flat roofs leak?
Penetrations, drains, parapets and terminations.
What about equipment added later?
Frequently fixed straight through the membrane. A very common source.
Will coating fix stucco leaks?
Only if the entry path was found first.
How do we find stucco delamination?
Sounding. It looks identical to sound stucco.
Why does more sealant make a curtain wall worse?
It is a drained system. Sealed weeps make a bucket.
Can we seal over old sealant?
It bonds to failing material and fails quickly. We will not.
Do you test after repair?
Yes, every time.
Does the industry test?
Mostly not.
Does our warranty cover leaks?
Generally material defects. Installation and ponding are commonly excluded.
What voids a warranty?
Ponding, work by others, and unmet maintenance obligations.
Cheapest maintenance?
Clear the roof drains twice a year.
Can below-grade be fixed from inside?
As a compromise. Check surface drainage first.
Why is the garage ceiling wet under our plaza?
Failed deck membrane under the finish.
Repair or replace?
Replace when leaks appear in new places and repairs hold months not years.
